Answers to Frequently Asked Questions About Co op RV Lot Ownership at Desert Gardens RV Park

Desert Gardens RV Park is a non-profit cooperative RV park. You own the entire property along with 265 (266 sites) other shareholders. You are a voting shareholder with the exclusive rights of use and occupancy of your designated site. You will own a share of stock along with a 99-year proprietary lease for your individual site.

You are free to sell your site at any time at a price based on free market.

The operation of the Resort is governed by Bylaws and managed professionally.

The Resort is designated for Recreational Vehicles only. Motorcoaches, travel trailers and fifth wheels and park homes are subject to approval by the architectural review committee prior to occupying your lot. RVs must be a minimum of 25’ in length and must be 15 years or newer and in “like-new” condition. No tents, tent trailers or pop-up trailers are allowed.

The resort currently has 266 lots and may expand.

The assessment fee is currently $75 per month which includes water, septic, trash pickup, your share of the total property real estate taxes, liability insurance on your site (land only), maintenance of the common areas and the administration of the Resort. You pay electricity and WiFi separately.

All lots have 50-amp electric, water, septic, and phone connections.

Ownership at the Resort is restricted to 55 and older. Exceptions may be made for investors who wish to purchase but not occupy a lot.

The resort will be gated with the gate usually open from dawn until dusk. All lot owners will be provided with a gate code or a gate opener at a nominal cost.

The clubhouse and common facilities are for the use of owners, renters and their invited guests. Renters are welcome to full use of the facilities when renting from an owner.

Arizona residency may be established based on state and county regulations.

You may leave your RV on your lot when you are not here and are free to come and go with your RV as you wish.

You may store up to two motorized vehicles on your lot (subject to some rules and limitations). Boat parking will be provided in a common area and will not be allowed on the lots.

You may have two household pets. Dogs must be kept on a leash and picked up after.

Landscaping of your lot is welcomed subject to Architectural Rules. Our objective is to preserve the natural Sonoran Desert setting as much as possible. Roads within the Resort (except the entryway and clubhouse parking area) will remain unpaved.

Lot owners may rent out their lots subject to the bylaws and terms of the proprietary lease.
